Embarking on the journey to homeownership can be both exciting and overwhelming. I still recall my husband and I being first-time homebuyers over 20 years ago, clueless about the process and unsure if I should work with a realtor. Fortunately, I met a realtor who took the time to help me understand the home-buying journey and secure our first condo! He inspired me to become a realtor.

This experience has shaped my approach as a realtor today. By partnering with a knowledgeable realtor and following these guidelines, you can navigate the process with confidence and ease. This guide will help you prepare for each stage of your home-buying adventure, ensuring you're well-equipped to make informed decisions along the way.

Choose wisely: Select a full-time, experienced realtor with local knowledge and good reviews. Beware of realtors who offer rebates or discounts, as you might get limited service or work with an inexperienced realtor. Remember, in real estate, expertise and quality service often translate to better outcomes.

Start with a trial period: Ask for a trial period agreement to determine if you and your realtor are a good match before committing to a longer-term relationship. This allows you to assess your compatibility and working style.

Define your must-haves and nice-to-haves: List non-negotiable features and those you'd like but can compromise on. Discuss your lifestyle needs, such as commute times, school districts, or amenities. If you have any deal-breakers, make these clear upfront. The more information you provide, the better your realtor can tailor the search to your needs, saving time and potentially reducing stress.

Discuss fees and agreements: As you might not know, most sellers are willing to cover your realtor's fee. Have an open conversation with your realtor and discuss all the options available if the seller does not cover the fee. You should also find out what specific services are included for that fee.

Keep your realtor updated: If your preferences, timeline, and financial situation change, keep your realtor updated. When you're ready to put in an offer, it's important to call out any potential scenarios that could affect your financial ability to close on the home.

Be open to recommendations: Stay flexible with your realtor's suggestions. Properties that don't seem perfect on paper might surprise you in person. Your realtor's expertise in the local market can uncover hidden gems or potential in homes you might otherwise overlook. 

Ask questions: Don't hesitate to seek clarification on any aspect of the buying process or property details.

Request a buyer net sheet: Ask your realtor for an estimated buyer net sheet. This document provides a ballpark figure for your monthly payments and closing costs, ensuring the financial commitment aligns with your initial plan. Reviewing this early helps you avoid surprises and make informed decisions throughout the home-buying process.

Request documentation: As a California homebuyer, you'll encounter numerous documents. Ask your realtor for copies of key available documents, like the purchase agreement, well in advance. Review them with your realtor. This proactive approach helps prevent feeling overwhelmed with information when you're ready to submit an offer, allowing for more confident decision-making.

Be prepared to act quickly: In competitive markets, desirable properties can receive multiple offers within days or hours of listing. Have your finances in order and be ready to decide when you find a property you like. This doesn't mean rushing into a decision you're uncomfortable with but rather being prepared to move forward confidently when the right opportunity presents itself.

Be responsive: In the fast-paced world of real estate, timing can be critical. Quick responses to your realtor's messages or requests for information can make the difference between securing a property and missing out. This is especially important once you've made an offer and are in the negotiation or escrow phase.

By following these guidelines and maintaining open communication with your realtor, you'll be well-positioned to find the perfect home that meets your needs and budget.
